The Sales Process – Step by Step

Step 1: Valuation & Advice
We start by looking at your property and making a realistic market valuation based on the current situation on the Costa del Sol. We review your expectations and create a tailor-made plan for the sale.

Step 2: Preparation & Styling
The key to attracting the right buyer is to present your home from its best side. We will give you tips on simple renovations or home styling, and ensure that we collect all the necessary documents (such as title deeds, energy certificates and electricity/water bills).

Step 3: Professional Marketing
We produce professional photography and visual material and ensure that your home is visible in the most important markets – both in Scandinavia and internationally – to reach buyers who are looking for their dream home in the sun.

Step 4: Viewings
We handle all viewings, whether buyers are in person or participating via digital viewings. We handle all contact and dialogue with the speculators.

Step 5: Bidding & Reservation Agreement
Once we have found the right buyer and agreed on the price, a reservation agreement is signed and a small down payment is paid, after which the home is removed from the market.

Step 6: Legal Contract & Notary
A binding purchase contract (Arras) is drawn up and a down payment of usually 10% is paid. The process is then formally concluded at a Spanish notary where the purchase is signed and the final payment is made.

Legal aspects and taxes when selling

Selling a property in Spain involves a number of taxes and fees that are important to be aware of in advance. We will help you calculate and navigate the following:

Plusvalía

A municipal tax based on the increased value of the land since you purchased the property.

Capital gains tax (Plusvalía Fiscal)

Tax on the profit you make on the sale. If you are resident abroad, a tax deduction is often made directly upon payment of the purchase price to ensure that the tax is paid to the Spanish tax office (Hacienda).
